The firm
We are a residential property management firm in Charlotte, built by people who were tired of how the last one did it.
Rent Free started because of a spreadsheet. An owner we knew had four homes, a manager who took 10%, and no idea what any of it was costing. When we added it up, the fees that were not in the contract came to more than the ones that were.
So we built the firm around the parts owners could never see: what a repair actually cost, how many days a home sat empty, why an applicant was declined, and where the deposit was being held. All of it is now on one page in the portal, updated as it happens.
The name is the promise. Not that management is free, it is not, but that owning a rental should stop occupying space in your head.

How we operate

Screening criteria, notice timelines, approval limits and inspection schedules are all written and published. A rule that is not written is not a rule.
You pay the vendor invoice. We do not take a percentage of your maintenance spend, because that would pay us to spend more of it.
A renewal costs a fraction of a turnover. We answer the phone, fix things quickly and treat residents like customers, because that is what protects your yield.
Licensed as a real estate firm by the North Carolina Real Estate Commission. General liability and errors and omissions cover in place, plus a fidelity bond on trust funds.
Every member of leasing staff is fair housing trained annually. Our screening criteria are written, published and applied identically to every applicant.
Resident deposits and owner funds are held in separate trust accounts, reconciled monthly and never used for operating expenses.
