Property listings, rents, availability dates and fees shown here are for information only and may change without notice. Nothing on this website forms a contract, a lease, or an offer to lease. The terms of any tenancy are those in the signed lease, and the terms of any management engagement are those in the signed management agreement.
Fair housing
We comply with the Fair Housing Act and all applicable state and local fair housing law. We do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, or any other protected class.
The careers programme
Applying to be placed is free, and it stays free. We are paid by the firms that hire, never by the manager, and we take nothing out of your pay.
We work to introduce you to openings that fit. We do not guarantee that you will be offered a job, and we are not your employer. Any offer, its terms and its pay are between you and the employer.
Where you have told us to in your portal, we submit applications for you, using your resume and a cover letter written from the facts in it. Every application is listed in your portal, you can pause this at any time or switch to approving each opening first, and we never add experience you do not have. We do not contact your current employer or any employer you have excluded.
The one to three day target for the first openings runs from the moment you tell us we may apply for you, which is the screen straight after you send your resume, not from the moment you send the form. It is our working target, not a contractual commitment.
The Rent-Free Competition
The Rent-Free Competition is a separate, optional 30 day programme, and it is free to enter. It is governed by its own rules at /challenge-rules, which you accept when you join and which prevail over this page for anything to do with it.
In short: everybody who meets the published conditions is paid $100 per verified property per month for 3 months, for up to 5 properties. That part involves no selection and no chance. The $35,000 pool is separate, is judged by us against published scoring criteria, and is not a draw.
You must be lawfully allowed to manage the property. You must hold an active licence in the state a property sits in, or be lawfully exempt there, and you must tell the owner in writing that we are paying you. Payment goes to your licensed firm and never to you personally where you work under somebody else's brokerage. It is a fixed programme award for documented milestones, and it is not a commission, a referral fee or a share of either.
Nothing we give you is legal, tax or accounting advice, including the state checklists in your portal. Setting up a firm and holding other people's money is regulated and differs by state. Take your own professional advice before you trade.
You can ask us to stop working on your file, and to delete your details and your resume, at any time.

Limitation of liability

Governing law
These terms are governed by the laws of the State of North Carolina.
