Frequently asked questions
Everything owners and residents ask most often, answered properly rather than in one line.
For owners
Full Service is 8% of rent collected, with a leasing fee of 50% of one month's rent when we place a new resident. There is no setup fee, no statement fee, no renewal fee and no markup on maintenance. The full list is on the pricing page.
On the 10th of every month, by direct deposit. If the 10th falls on a weekend or a holiday, funds go out on the previous business day. Your statement is in the owner portal at the same time.
We do, in a separate trust account, exactly as North Carolina law requires. It is never mixed with operating funds and it never appears in our revenue.
Notices go out on a fixed schedule from day one of delinquency. We keep you informed at every step and, if it comes to it, we file and manage the eviction with our attorney. You approve the filing before it happens.
Yes. Add them to your property profile and we will use them for anything inside their trade, provided they carry current liability insurance and can meet a 24 hour response on emergencies.
No. The agreement runs month to month after the first 90 days. Cancel with 30 days notice and we hand over leases, deposits, keys and the full document history at no charge.
Usually inside two weeks. We collect the leases, deposits and keys, write to every resident with the new payment details, inspect each unit and pick up mid cycle without a gap in rent collection.
No. We manage long term residential only: single family homes, duplexes, townhomes and small apartment buildings. Staying narrow is why we are good at it.
Fees and money
No. You pay the vendor invoice at cost. We do not take a percentage of repair spend and we do not own a maintenance company.
No. Management is a percentage of rent actually collected, so when the property is vacant you pay nothing.
No. Renewals are included. The leasing fee only applies when we market a home and place a new resident.
Application fees cover the cost of the screening reports. Late fees are retained by us as compensation for the collection work, which is standard practice and is stated in your management agreement.
For residents
Find the home on the rentals page and apply online. Every adult over 18 applies separately. The application fee is $55 per adult and covers the credit, eviction and background search.
Household income of at least three times the monthly rent, a credit score of 620 or above, no eviction filings in the past five years and positive references from your last two landlords. We apply the same criteria to everyone.
One to two business days once every adult has applied and we have your income documents. We will tell you either way, in writing.
Through the resident portal, by bank transfer or card, one off or on autopay. Rent is due on the 1st and late after the 5th.
Raise a maintenance request in the resident portal with a photo. If it is a genuine emergency, a burst pipe, no heat, no power, a gas smell or anything unsafe, use the emergency line instead. It is printed in your lease and at the top of the resident portal, and it is answered day and night.
Most of our homes allow up to two pets under 50lb, with a pet fee and monthly pet rent. Restricted breeds are listed in the lease. Assistance animals are not pets and are never charged for.
Within 30 days of move out, with an itemised statement of any deductions and the photos to support them. If we need longer for a final repair cost, we will say so in writing inside the 30 days.
