Owner services

For owners

You bought a rental for the income, not for a second job. Here is exactly what changes when we take it over, what we promise in writing, and what it costs.

Why owners move to us

The three complaints we hear most

Almost every owner who calls us is leaving another manager, and it is nearly always for one of these reasons.

"I never know what is happening"

Statements arrive late, nobody returns calls and you find out about a vacancy from the missing deposit. Our portal updates the moment we know something, and every message gets a human reply the same business day.

"The repair bills make no sense"

Marked up invoices, an in house crew billing time and a $400 charge with no photo behind it. You pay the vendor invoice at cost here, and every work order carries photos and the original document.

"It sat empty for two months"

Nobody was measuring days vacant, so nobody was managing it. We report it on every statement, start marketing before the turn finishes, and show seven days a week.

In writing

Our guarantees

Leased in 30 days

If a rent ready home is not leased within 30 days of going live, the next month of management is on us.

Tenant placement, 12 months

If a resident we placed breaks their lease in the first year, we find and screen the replacement at no leasing fee.

Answered the same day

Every owner and resident message gets a human reply the same business day. Emergencies are answered around the clock.

No surprise fees

No setup fee, no statement fee, no renewal fee and no markup on maintenance invoices. What is on the pricing page is the whole list.

Each guarantee is written into the management agreement. Ask for the agreement before you sign anything and read clause 7.

The owner portal

One place, always current

  • Live account balance and next disbursement date
  • Every work order, with photos, vendor and cost at invoice
  • Leases, addenda, notices and inspection reports
  • Weekly leasing traffic while a home is on the market
  • Monthly statement, year end summary and your 1099
  • Approval requests, so anything above your limit waits for you

Switching

Changing manager mid lease is easier than you think

You do not have to wait for a lease to end, and your residents do not have to move. Most handovers take under two weeks.

Give notice

Most agreements need 30 days written notice. Send us a copy and we will tell you the exact date you are free, at no charge.

We collect the file

Leases, ledgers, deposits, keys, warranties and vendor contacts come to us. We chase your old manager so you do not have to.

Residents are told

Every resident gets a letter, a portal login and new payment details, plus a call from us to introduce the maintenance line.

We inspect and pick up

A full photographed inspection of every unit, then straight into the normal cycle. No gap in rent collection.

No obligation

Free rent analysis

Send us an address. Within one business day you get a rent range based on what has actually leased nearby, a realistic time to lease, and the short list of things worth fixing before it goes live.

  • Comparable homes leased in the last 90 days, not asking prices
  • An estimate of days to lease at three different rents
  • What to fix first, ranked by return
  • What we would charge, in full, with nothing held back

Would rather talk?

Email hello@rentfreemanagement.com and a person picks it up, 8am to 6pm ET, Monday to Friday. You will not get a menu.

We need the address to price the rent.

We reply within one business day with a rent range, a days to lease estimate and what we would change before it goes live. No obligation and no drip campaign.

Owner questions

Full Service is 8% of rent collected, with a leasing fee of 50% of one month's rent when we place a new resident. There is no setup fee, no statement fee, no renewal fee and no markup on maintenance. The full list is on the pricing page.

On the 10th of every month, by direct deposit. If the 10th falls on a weekend or a holiday, funds go out on the previous business day. Your statement is in the owner portal at the same time.

We do, in a separate trust account, exactly as North Carolina law requires. It is never mixed with operating funds and it never appears in our revenue.

Notices go out on a fixed schedule from day one of delinquency. We keep you informed at every step and, if it comes to it, we file and manage the eviction with our attorney. You approve the filing before it happens.

Yes. Add them to your property profile and we will use them for anything inside their trade, provided they carry current liability insurance and can meet a 24 hour response on emergencies.

No. The agreement runs month to month after the first 90 days. Cancel with 30 days notice and we hand over leases, deposits, keys and the full document history at no charge.

Usually inside two weeks. We collect the leases, deposits and keys, write to every resident with the new payment details, inspect each unit and pick up mid cycle without a gap in rent collection.

No. We manage long term residential only: single family homes, duplexes, townhomes and small apartment buildings. Staying narrow is why we are good at it.
