Most agreements need 30 days written notice. Send us a copy and we will tell you the exact date you are free, at no charge.
Leases, ledgers, deposits, keys, warranties and vendor contacts come to us. We chase your old manager so you do not have to.
Every resident gets a letter, a portal login and new payment details, plus a call from us to introduce the maintenance line.
A full photographed inspection of every unit, then straight into the normal cycle. No gap in rent collection.
No obligation
Send us an address. Within one business day you get a rent range based on what has actually leased nearby, a realistic time to lease, and the short list of things worth fixing before it goes live.

Full Service is 8% of rent collected, with a leasing fee of 50% of one month's rent when we place a new resident. There is no setup fee, no statement fee, no renewal fee and no markup on maintenance. The full list is on the pricing page.
On the 10th of every month, by direct deposit. If the 10th falls on a weekend or a holiday, funds go out on the previous business day. Your statement is in the owner portal at the same time.
We do, in a separate trust account, exactly as North Carolina law requires. It is never mixed with operating funds and it never appears in our revenue.
Notices go out on a fixed schedule from day one of delinquency. We keep you informed at every step and, if it comes to it, we file and manage the eviction with our attorney. You approve the filing before it happens.
Yes. Add them to your property profile and we will use them for anything inside their trade, provided they carry current liability insurance and can meet a 24 hour response on emergencies.
No. The agreement runs month to month after the first 90 days. Cancel with 30 days notice and we hand over leases, deposits, keys and the full document history at no charge.
Usually inside two weeks. We collect the leases, deposits and keys, write to every resident with the new payment details, inspect each unit and pick up mid cycle without a gap in rent collection.
No. We manage long term residential only: single family homes, duplexes, townhomes and small apartment buildings. Staying narrow is why we are good at it.
