For residents

You rent from the owner, but you deal with us. Here is how to pay, how to get something fixed, and what to do at 2am when it is genuinely urgent.

Pay rent

Bank transfer or card through the resident portal, one off or on autopay. Rent is due on the 1st and late after the 5th.

Emergencies: call, do not message

A portal request waits for business hours. The emergency line does not. It is printed in your lease and at the top of the resident portal, and a person answers it at any hour.

Call immediately for

  • Fire, gas smell or anything unsafe. Call 911 first, then us
  • Flooding, a burst pipe or water coming through a ceiling
  • No heat below 50°F or no air conditioning above 90°F
  • No electricity or no running water to the whole home
  • A door or window that will not lock and secure the property
  • Sewage backing up into the home

Everything else, including a single broken appliance, goes in the portal and is handled next business day.

Applying

What happens after you hit submit

Apply online

Every adult over 18 completes their own application. You will need photo ID, two recent pay stubs or an offer letter, and your last two landlords.

We screen

Credit, income, eviction and background, plus employment and landlord verification. The same written criteria for every applicant.

You hear back

One to two business days once the household is complete. We reply in writing either way, and we will tell you the reason.

Sign and move in

Lease signed electronically, deposit and first month paid, keys released and a photographed move in report you sign too.

Approval criteria, published

  • Household income of at least three times the monthly rent
  • Credit score of 620 or above
  • No eviction filings in the past five years
  • Positive references from your last two landlords
  • Valid government photo identification

Good to know

  • Application fee is $55 per adult and is not refundable
  • Holding a home requires a paid deposit, not a verbal yes
  • We do not accept applications outside the portal
  • Assistance animals are not pets and are never charged for
  • We follow the Fair Housing Act without exception

Find the home on the rentals page and apply online. Every adult over 18 applies separately. The application fee is $55 per adult and covers the credit, eviction and background search.

One to two business days once every adult has applied and we have your income documents. We will tell you either way, in writing.

Most of our homes allow up to two pets under 50lb, with a pet fee and monthly pet rent. Restricted breeds are listed in the lease. Assistance animals are not pets and are never charged for.

Within 30 days of move out, with an itemised statement of any deductions and the photos to support them. If we need longer for a final repair cost, we will say so in writing inside the 30 days.
